Conveyancing and leasing

Are you thinking of buying a property and need advice about a Contract for Sale?

We provide a complete conveyancing service, on all land title systems, for both residential and commercial property and we charge on a competitive flat fee basis.

Our solicitors are experienced conveyancers. We identify and explain any legal and practical problems which are disclosed in the Contract for Sale. We negotiate any unfavourable terms and we give you sound, practical advice about enquires you should make to find out the condition of the property before you buy it.

If you decide to proceed with the purchase of the property we attend to all aspects of the conveyancing transaction including conducting all necessary enquiries and searches and, dealing with your lender (if you have one), preparing the settlement calculations and attending settlement.

We provide a detailed written report to you when you complete your purchase. We offer a free safe-custody service for your Certificate of Title and other valuable documents.

Are you thinking of selling your property and need a lawyer to prepare a Contract for Sale?

We can prepare a Contract for Sale, at very short notice, and email it to your agent so that your property is put on the market at the earliest opportunity.

We will attend to all aspects of the sale transaction, including arranging the discharge of any mortgage, responding to enquiries made by the purchaser and attending on settlement, and, we can bank sale proceeds directly into your nominated account.

Do you need advice, or do you have a problem with your Strata Scheme?

If you need advice about your rights as the owner of a unit in a strata scheme or representation at an Executive Committee Meeting or a General Meeting we can help you. We can also advise you about what steps you may need to take if you want to make changes to your unit (such as whether you need the consent of the Owners Corporation or a bylaw) or if you want exclusive use of part of the Common Property.

Disputes are common in Strata Schemes. If you are facing opposition we can help you assert your rights by writing to the Owners Corporation and/or the strata manager, representing you at meetings of the Owners Corporation, and if necessary, commencing legal action on your behalf in the Consumer Trader and Tenancy Tribunal (CTTT).
